Happy birthday house!! One year later…

It’s hard to believe that just a  year ago today we closed on our house and one of my dreams came true. I became one of the very fortunate people to live in a house. Not a postage stamp size apartment, not a townhouse, not a condo but a house with a back yard, multiple bathrooms and lots of room for my children to run and play. Our journey of building a house was exciting and fun. We definitely had lots of exciting life events going on at the same time. The day we signed our loan contract I found out I was pregnant! So as the house grew in size, so did my belly.

Closing day was snowy and cold.

I will always remember the first time I unlocked the door...

..and then the military packed up our townhouse and moved it all into our new house.

We unpacked the kitchen on Christmas eve….along with bought a new tree and decorated it. Seriously, what were we thinking??

It was totally worth it to see the smile on his face as we put up the tree and built new memories in our own home.

One year later we have two little boys filling the house with laughter and mess. I wouldn’t have it any other way.

I have many hopes and dreams for our future as a family in this house. Birthday celebrations, first steps, welcoming a third child, large dinners with friends and family and endless conversation. It’s exciting to think what the future will bring.

10 Month Ryan Homes Inspection

It has been awhile since I last posted anything about our house. We are still busy decorating, but it has slowed down a bit. Our next big goal is to get curtains in the dining room before Thanksgiving.  I have picked out the curtains  now need to price out the hardware.  Adrian has been working hard on the garage and basement.   I’ll do a post on both later this week.

Two weeks ago we had our 10 month inspection.  I can’t believe we have lived in our house for 10 months already!  Here is the list of stuff we had fixed:

* Caulking in all bathrooms and windows.
* Wood filler on crown molding and baseboards fixed.
* Window sills and fireplace mantel sanded and repainted.  The paint they used sucked in the first place.  Anytime you put anything on the windows or mantel, when you remove it a large hunk of paint comes with it.  Our PM’s boss said, “No one else has ever complained about this.”.  Somehow I doubt this, the Julian’s have the same problem.
* Glass pane on garage door finally replaced. We tried to replace it ourselves but it was a disaster. Let’s just say it involved me standing on a ladder, holding a piece of glass, and drilling. Dear husband said several times “Drill the bottom in first.” but I didn’t listen and started from the top. Uhhh, the glass fell and shattered into a million pieces.
* Square in basement bathroom laminate replaced.  It had a huge piece missing when we moved in that we somehow missed.
* Depression in our lawn corrected. The contractors, Deninson Lawns, placed a drain pipe through the middle of our backyard.  Also, they re-seeded the front and back  yard in various spots.

The contractors will come back in November to fixed nail pops and plaster tape that is coming up in many places.  Thankfully we don’t have a lot of nail pops in the rooms we painted and those we do aren’t serious. Most of the pops are in the stairways and ceilings, so we will have them fixed. My biggest complaint about the walls is that the paint they used is CHEAP. It shows every little scratch and ding. I seriously need to wash the walls, but really when will I have time to do this?

Overall we are still very happy with our home purchase. The entire process was simple and we love our home. We have only had one major plumbing issue with our hot water tank over the course of this year, and a contractor was sent out very promptly. The little things that are not top quality can be replaced gradually. I’m looking forward to continuing to decorate and add-on to the house to make it ours.
